14,000SF, June 2021 – December 2022

MercyOne Clinton selected Graham Construction to renovate and add on to their existing emergency department for a total project size of 14,000 square foot. This project has multiple phases to update the existing ambulance garage and emergency department all while working alongside the active emergency department. Graham had to constantly work with the client to ensure patient and staff safety. We worked through multiple pricing exercises for value engineering to achieve the design intent without sacrificing the functionality.

With the complexity of working in an active emergency department, Graham, the design team, and client had to work closely to ensure clear and concise communication was happening at all times. During the project start up, multiple weekly meetings were held in addition to daily correspondence to review RFI’s, drawing changes, value engineering, and constructability. Graham also held multiple walk-throughs with not only the design team, but with the end users to ensure that the clients needs were met; taking their space from concept to creation.

Our trade partners played a crucial role ensuring that the emergency department could stay active and could operate safely. Seven enabling phases took place to update the MEP services to the emergency department prior to the start of the main project, which is no easy feat. These seven phases consisted of numerous overnight shifts, and coordinated shutdowns between the hospital, Graham, and our trades. This was achieved by careful planning, while keeping all parties informed and involved throughout the process.

77,000 sf October 2019 – September 2022

Waverly Health Center is currently undergoing major $36,000,000 expansion and renovation building project that will take span over three years (2019 – 2022). The project includes building a new emergency department (ED), adding clinic space and improved wayfinding. The renovations and addition will be complete in three phases.

The 33,000 square foot addition completed in November of 2021 has a new emergency department with 6 exam and 2 trauma rooms. There is also a new 3 stall ambulance garage and dedicated decontamination room in the facility. The addition also includes 21 clinic exam rooms within the new Christophel Clinic space and a new Outpatient Medical Clinic.

The new plan also included the renovation of the 44,000 sf of existing space. A few of the renovated areas include Pharmacy, Cardiac Rehab, Administration, Cardiovascular Clinic, Respiratory Therapy, General Surgery Clinic and Endoscopy. In addition to the renovations that took place there has been a major upgrade to the mechanical systems including new chillers, air handling units, cooling tower and electrical transfer switches.

46,000sf, May 2018 – July 2019

Since 2005, Graham has teamed with St. Luke’s to provide master planning, preconstruction and construction services for all of the hospital’s facilities in Cedar Rapids. The UnityPoint Health St Luke’s Helen G Nassif Transitional Care Center was built on the edge of Cedar Rapids and focuses on short-term rehabilitation. The single-story facility includes 46 units and amenities such as a salon, spa area and physical therapy spaces. The PT areas include multiple details that help prepare residents for their return home, such as a full kitchen to practice cooking, a front porch to practice home entry and multiple flooring surfaces to replicate everyday conditions.

Throughout the project, Graham presented innovative cost-control solutions. For example, the original specifications for lighting fixtures added several hundred thousand dollars to the budget during preconstruction. Graham worked with our electrical partner and their suppliers to find equivalent fixtures at a cost that kept the overall project within the original budget.

A significant challenge occurred when high winds knocked down and destroyed the trusses on the building’s north wing during framing. Graham worked with the truss manufacturer to get new trusses delivered in under two weeks, and our team coordinated with the framer to get them installed quickly. As a result, the team made up an anticipated three-week delay and completed the project within the original schedule.

They offer walk-in care for minor medical conditions or injuries that don’t require an emergency room visit. The providers and staff members operate the clinic and its services, which include X-ray, laboratory services and an on-site prescription dispensary.

2005 and ongoing projects list

UnityPoint St. Luke’s Hospital in Cedar Rapids, IA and Graham Construction have a long and successful history together. Our first major project was back in 2006 with the construction and renovation of their Emergency Department, Pharmacy, ICU and Surgery areas. The project consisted of a total of 118,980 square feet of which 21,350 was an addition, and 97,630 square feet was a renovation. These areas were occupied and operational during construction requiring multiple phases and strict adherence to a Risk Assessment and Infection Control plan. Since then, we have completed numerous projects for them including CT & Imaging Rooms, MRI Suite Renovation, Patient Floor Remodel, Pain Clinic, Rehab Gym, Vascular Lab, Heart Center Renovation, 3rd Floor renovation, MOP Multi-specialty Clinic renovation, and Resource Center, to name only a few. “Graham Construction never skipped a beat or had a patient complaint related to construction. 3,100sf, November 2018 – November 2019

The Generator project kicked off with design in Spring of 2018 armed with an expert design team. The overall goal of the project was to replace the aging Hospital Generators while adding capacity to the Plant for future growth. The best location for this new plant was determined to be on top of the existing facility. Because the new Generator was going to be at a higher elevation than the existing one, the Team thought it was essential to make this building EF-3 Tornado Resistant. This consisted of heavy-duty beams, columns, block walls, and exterior EF-3 rated louvers. It was also essential that these Generators were able to be maintained and have the option to be removed from the building for maintenance and replacement in the future. Due to these requirements the building was designed with ‘removable columns’ and a large floor access to the adjacent basement courtyard. In addition, upgrade of their underground fuel tank was performed to hold a capacity of up to 20,000 gallons of fuel. To add to the complexity, another challenge of this project was that we were working directly over the MRI Suite, adjacent to the live Helipad and along the existing route to the hospital’s main dock. This construction took place while maintaining continuous operations for all services along with the existing Generator Facility directly below the construction area.

We were able to make this all possible by being involved with the Design and Hospital team from the start and working with the designers to create a phasing plan and conduct constructability reviews to verify we were heading down the right path. We then created a multi-layered sequenced project that spanned 12 months. Completing electrical shutdowns throughout the entire Hospital took many detailed planning meetings, risk assessments and daily communication with the effected departments. We couldn’t have completed this project without attention to detail, teamwork, planning, phasing, and the patience and coordination from the Hospital staff.

MercyOne Clinton Linear Accelerator – 13,500sf, January 2020 – November 2020

Graham was hired for MercyOne Clinton’s Linear Accelerator Replacement. We worked very closely with the hospital’s physicist to ensure the concrete density and lead shielding requirements were met on the project. Graham’s quality control prior to and during concrete placement ensured that the concrete being placed met all the requirements. At the end of the project, the state completed radiation testing on the vault and it met or exceeded all of the requirements.

The coordination of pouring all the concrete (roughly 2,000 yards in three pours, in a 36’x34’ area, with walls up to 8 ft thick) went seamlessly. Additionally, the equipment coordinator/supplier (Varian, who works with hundreds of contractors a year) said that Graham was one of the few contractors that was fully prepared at all check-in’s and 100% ready for the actual delivery and install.

The renovation of the existing Pharmacy space included demolition and moving existing owner equipment and furniture out of the space and completing the interior fit out. Graham has also worked in their Mercy Living Center North facility, renovating the Lobby, and converting existing rooms in the “A- wing” of the building into exam rooms for various physicians to use.
